Why wealthy buyers are shifting to Gauteng’s luxury estates

High net worth individual buyers are favouring luxury residential estates in Gauteng, drawn by security, reliable infrastructure and the lifestyle amenities provided by developments around Johannesburg, Pretoria and Centurion.

The shift is strengthening the position of gated estates in the province’s upper-end residential market, with these sites accounting for a much larger share of property value than their share of transaction volumes, according to Seeff Property Group.

Seeff chair Samuel Seeff said estates have moved from being an alternative to traditional luxury suburbs to becoming a major part of the high-end market.

“Some of the traditional trophy suburbs still produce exceptional individual sales, but estates have become a significant part of the high-end market when you look at average property values, price resilience and buyer demand.

“The appeal is not just the house itself. Buyers are paying for security, reliable infrastructure, convenience and a lifestyle that is difficult to replicate elsewhere,” Seeff says.

Luxury homes in Gauteng’s estates can sell for R15m-R60m and beyond, placing some developments on par with the province’s established luxury suburbs.

Lightstone data shows that estate properties accounted for 16.7% of all transactions, but 28.6% of the total value of transactions.

The appeal is not just the house itself. Buyers are paying for security, reliable infrastructure, convenience and a lifestyle that is difficult to replicate elsewhere.

The premium is particularly evident at the upper end of the market. Just 4.14% of properties across Gauteng sold for more than R4m, compared with 11.2% of properties within estates.

The average estate transaction price is R2.37m, about 76% above Gauteng’s overall average of R1.3m. Houses in luxury estates typically average R3m-R7m, while sectional-title units provide a more accessible entry point of R1.4m-R2.4m.

Seeff said the estate market has broadened considerably, ranging from conventional security estates to golf, wildlife, eco and equestrian developments, as well as super-luxury lifestyle estates.

“Estate living has become much more sophisticated and the market now caters to very different needs. Some buyers want security and a well-managed environment, while others are looking for golf, equestrian facilities, large stands or a fully integrated lifestyle. That range of offerings has allowed estates to attract buyers across different price points,” he said.

Eagle Canyon Golf Estate in Honeydew is among the developments recording strong demand. Sectional-title properties start at about R1.3m, while houses range from R4m-R25m.

At Dainfern Golf Estate in Sandton, the median price has risen 17% to R6.3m.
